BUILDINGS THAT HONOUR THE LAND

The Gathering Barn at Blinsham Pinetum is the adaptive reuse of a modern agricultural building within a secluded 108-acre estate in Devon.

Originally used for equipment storage and nursery operations, the barn forms the centrepiece of a wider vision to transform the site into a place for regenerative agriculture, food production, and shared gathering.

The development strategy utilises agricultural permitted development rights for the conversion of barns into commercial spaces, circumventing problematic local planning constraints.

The project explores how a simple agricultural structure can be carefully opened to light, views, and landscape while retaining its robust working character. Inside, the large clear-span volume becomes a flexible hall capable of hosting eating, workshops, celebrations, and small-scale food processing.

The design treats the existing steel frame as a durable framework, allowing the building to evolve over time as the life of the estate grows.
